We List You Directly
Select Premium Properties is licensed in the states we serve and remains responsible for your listing throughout the listing period.
Express MLS Listings is operated by Select Premium Properties, Inc., the licensed real estate brokerage that lists and maintains your property in the MLS. We are not a referral website that collects your order and passes it to an unknown brokerage.
A website can accept an order, but only a properly licensed real estate brokerage can place and maintain a property in the MLS.
Select Premium Properties is licensed in the states we serve and remains responsible for your listing throughout the listing period.
Select Premium Properties appears as the listing brokerage. ExpressMLSListings.com and the flat fee you paid are not displayed in the MLS.
Your listing is not transferred to an unfamiliar third-party brokerage after you place your order.
For more than 25 years, Principal Broker and owner Stephanie Smith has helped property owners list and market homes, land and rentals. You receive the efficiency of a 100% online process without getting lost inside a large national company.
You see the required listing documents before the $295 listing payment is requested, so you can read the terms before committing.
Buyer and agent inquiries our brokerage receives about your property are forwarded to your email address. We do not retain those leads or attempt to represent the buyer.
Complete listings are generally entered the same day, or you may select Coming Soon status or a future showing date.
The listing fee, closing administration fee and optional services are disclosed clearly, including when each fee applies.
You receive showing requests and communicate and negotiate directly with buyers and agents.
Client support is available seven days a week, with the broker available for brokerage-related questions.
Optional agency signs, MLS lockboxes in eligible areas, open-house announcements and other services are available separately.
You may provide up to 50 property photos for publication in the MLS and associated real estate websites at no additional charge.
A low advertised price is only one part of choosing a listing service.
Our answer: Yes. Select Premium Properties lists and maintains your property directly.
Our answer: Select Premium Properties, Inc.—a professional brokerage name that does not advertise your listing as discounted.
Our answer: Yes. Within the syndication choices offered by each MLS, Select Premium Properties authorizes every available website-distribution option for your listing to maximize buyer exposure. Individual destinations still vary by MLS, property type and each independent website's participation.
Our answer: Yes. A signed listing agreement is required before any real estate brokerage can enter a property into the MLS; this requirement applies to every MLS listing, not only listings with our company. What is different about our process is that the listing agreement and all other required listing documents are presented for your review before the $295 listing payment is requested. You can read the terms, understand the required fees and know which brokerage will hold your listing before you pay.
Our answer: Buyer and agent inquiries our brokerage receives about your property are forwarded directly to the email address you provide. Because we do not work directly with buyers, an unrepresented buyer who inquires about your property is directed to you rather than converted into our client. You communicate and negotiate with that buyer yourself, and if the buyer remains unrepresented, you may also avoid paying buyer-agent compensation.
Our answer: No. We do not retain your lead, redirect the person to another property or attempt to represent the buyer for our own profit. Some low-cost listing websites use listings to generate buyer leads and may try to convert an inquirer into their own client even when the original inquiry is also forwarded. Our model is designed to connect interested buyers and agents with you.
Our answer: Complete listings are generally entered into the MLS the same day. If you are not ready to begin showings immediately, you may choose a future start-showing date and begin in the MLS Coming Soon category. This allows agents and buyers to see that the property will soon be available while giving you time to prepare. The listing will automatically become Active for showings on the date you select, or you may email us to activate it sooner.
Our answer: Yes. Our licenses are public, and you may review our sales history and client reviews on Zillow.
Our online process keeps listing convenient and affordable, while broker oversight and client support remain available if needed. Your listing stays with the company you chose from the day it enters the MLS until the listing ends.
