Home Warranty Benefits

• The warranty covers YOU, The Seller, during the listing period. Then transfers to the Buyer for 1 full year upon closing.
• There is no payment due now. Payment is due only at closing. If your property does not close and the warranty was not used, no payment will be due.
• At closing the warranty will convert to the buyer and covers them for 1 full year from the date of closing. The plan is then renewable by the buyer for subsequent years.
• On average, homes with a home warranty increase sales prices by up to 3% by making them safer investments for buyers. (Source: Business Week)
• Minimize the chance that a system, component or appliance failure could delay closing.  
• Covered repairs are guaranteed for 180 days (6 months) by Cinch.
• Buyers may ask you for this warranty as part of contract negotiations (most buyers agents will advise them to do so)  By choosing the warranty now you will also benefit because you are covered during the listing period! 

How the Warranty Works

• There is a $200 deductible for each occurrence. Additional charges may apply to certain repairs or replacements. You may upgrade to the $100 deductible per occurrence by adding an additional $100 to the policy price.
• You can call or go online 24/7 to place a claim.
• There is no home inspection prior to issuing the warranty. 
• If your listing expires or is withdrawn, with no claims, no payment is required.
• Coverage usually begins the day you are listed in the MLS.
• Your MLS listing will advertise a 1 year home warranty that conveys to the purchaser at closing.
